You research the schools you choose, you research what nappies to buy, you research your next holidays. Buying a home is the largest purchase you will ever make. Spend the time to research. Is the market hot & heavy, or has it softened? Is there a development about to go up next door? Is the property overpriced? Make sure you are informed, don’t be swayed by the vendor’s agent – immerse yourself in the market.
4. Timing
Timing can be everything. Did you know real estate is a very seasonal market? Most real estate agents push vendors into selling in Spring or Autumn. They create artificial seasons, as most agents like to enjoy holiday’s overseas mid-year and at the end of the year. Therefore in winter you won’t see many properties coming on to the market. But it could be the best time to buy!

Unless you are purchasing a property to renovate and sell for profit, then you must think long term and not get caught up in the nitty gritty of buying.
